There is so much to do when letting out your property. First of all, you need to prepare the property so it is ready to let. This involves dealing with mortgage lenders, sorting out rent collection, tax matters, insurance cover, utility bills, keys and inventories, and getting safety certificates for gas, electrics and appliances. The list goes on, as your property manager, Home Minders can do all of that for you.
Home Minders provides full property and rental management services for landlords. Even with experience, managing a property can be a full-time job. One you do not need if you already have a full-time job or live overseas.

Full property management is the preferred service level for the majority of our landlords, many of whom reside overseas or simply do not want any day to day involvement in the letting and management process. Our management service is also recommended for the busy individual who is not experienced in property management or familiar with Tenancy Law. It is also often the case that fully managed properties tend to attract corporate tenants.
The property management service provided by Home Minders
includes the following services to landlords:
Quarterly property visits followed up with a detailed inspection report
Collection and remittance of rent to your bank account as soon as we receive cleared funds
Handle all maintenance issues (with landlords' approval)
Payment of regular outgoings (excluding mortgage payments) - ground rent, service charges, insurance premiums
Payment of Landlords Utilities and Council Tax charges
Quarterly statements of account to you and your accountant
Arrange for Landlords Gas Safety Certificates to be carried out annually
Arrange for regular tests on electrical equipment
Organise an Energy Performance Certificate
Approved check-in and check-out inventory service
When it is time for a new tenancy, we will arrange an independent inventory check-out, help negotiate any damages and reimbursements and, if need be, offer advice on insurance claims.
Along with property and rental management, our experienced team can also advise you on ways to refresh or redecorate your property to make sure you get the best return from your property and avoid unnecessary downtime between lets.
At Home Minders, we firmly believe that regular site visits are crucial to effectively managing your property. This is why we visit every property in our portfolio on a quarterly basis, and even more frequently if there are any specific issues to manage.
Following every site visit, Home Minders prepare a Site Visit report for maintenance items documented on any such visit. We can arrange to meet on site with regular contractors for example gardeners or cleaners. We can raise any noted problems promptly with contractors or Directors.
We will also note any issue requiring action, for example running overflows or faulty appliances, and liaise with local authorities where their action is required for example abandoned cars or overflowing refuse areas.
We are also able to offer the service of undertaking your Fire Risk Assessment survey. We can then report back to you on the actions needed and what you need to do to be compliant with the legislation. Asbestos Surveys can also be arranged if appropriate.
